Apartment Maintenance Technician (Full-Time, MondayFriday)

About the Role

Join our PIT Crew as an Apartment Maintenance Technician, where you'll support a dynamic Midtown Omaha multifamily portfolio focused on quality, speed, and resident satisfaction. This role is central to ensuring homes are safe, functional, and move-in readywhile working within a strong, team-oriented maintenance culture.

What You'll Do

• Receive, schedule, complete, and close work orders in AppFolio within 24 hours.
• Provide residents with clear, timely updates on repair status.
• Perform unit turns, inspections, and verify readiness for move-ins.
• Coordinate with and verify the work of outside vendors.
• Address urgent issues including burst pipes, HVAC failures, CO alarms, and other emergencies.
• Participate in routine dashboard check-ins throughout the week.
• Maintain working knowledge of property systems (irrigation, alarms, water/gas shutoffs, etc.).
• Order materials, manage inventory, and track supplies as needed.
• Support teammates, contribute to a collaborative environment, and participate in ongoing training.

Lead Technician Responsibilities (if applicable)

• Provide direction to Tech B team members and grounds staff.
• Manage subcontractors and vendor partners.
• Oversee unit turns across the assigned portfolio.
• Assist in planning and supporting capital improvement projects.

• Strong organizational skills with the ability to manage and close work orders accurately.
• Effective communication skills with residents, teammates, and vendors.
• Willingness to complete a 90-day training period with a 30-day performance check-in.
• Ability to use mileage tracking tools when driving your own vehicle (when needed).
• Must own standard personal hand tools; additional tools provided.

Job Type & Location: This is a Permanent position based out of Omaha, NE.

Pay and Benefits: The pay range for this position is $55000.00 - $80000.00/yr.
