Maintenance Technician
- Work orders- check with office each morning on arrival
- You will be on AFTER HOUR CALLS for both sites (Moody & Oglesby)
- Deliver board member packets-for monthly board meetings
- Pass out any notices daily from the office
- Keep inventory on parts in shop; when low on part turn into
office so we can order the item or supplies
- Turn in all receipts at the end of work day to the office; if you
made purchases with the company credit card. And always get a
receipt.
- Take out big trash from office every Friday morning.
- 2nd Wednesday of the month you will go with exterminator to
which ever site is scheduled that month. Exterminator will spray
and you will change a/c filters. You will also do house
inspections -check stoves; ovens; refrigerators clear of odor,
grease, old food particles-make sure no dead bugs or laying
around or in HVAC/water heater closets and they are swept up,
no food particles or grease on cabinets; no clutter or dirty clothes
laying on the floor. No dirty dishes in sink. If any appear report
to office and tenant will get a reinspection notice time and date.
- At that time you will go back and do a reinspection to make sure
all write ups are corrected at that time.
- Change out water heaters (gas)
- Knowledge on how to repair HVAC ; thermostats; change filters
- Switch out gas stoves; and refrigerators
- Install a/c window units (only in emergency situation)
- Change light bulbs; change out light fixtures; remove and install
appliance bulbs
- Move outs- fill out move out form -turn in to office.
- (Make Ready Apartments) Responsible for preparing apartments
when tenant moves out for next move in. cleaning, sweeping,
mopping, cleaning the refrigerators, stoves, ovens, mini blinds
(measuring the mini blinds if broken and reporting size to office
to have them ordered) removing nails from wall and patching the
nail holes. Removing outlets and covering switches and removing
ceiling fans -prep work for the painter to come in and paint the
apartment. Then after painter go back into the apartment and
reinstall ceiling fans, and plugs; light fixtures.
- Report to the office at 8:00 A.M. for the run down of the day.
- Each morning if you see any trash on grounds pick up and put in
dumpster. Let office know if there are big items by dumpster so
they can call in a BULK pick up. Pick up any big limbs and
dispose of them.
- When not busy with work orders, clean and organize shop;
inventory supplies; clean out company work truck, and wash
truck.
- Have knowledge of replacing pipes undersink, installing
bathroom and kitchen faucets. Sewer clean outs and use of
equipment as jetter, augers and camera.
