Senior Estimator & Procurement Specialist High-End Residential Construction

A well-established and growing high-end residential builder in the Charleston market is seeking a Senior Estimator & Procurement Specialist to support continued growth and excellence. This role is ideal for a construction professional who thrives in detailed work, values craftsmanship, and enjoys collaborating with top-tier trade partners and design professionals.

Key Responsibilities

• Analyze architectural drawings, scopes, and specifications to prepare detailed cost estimates
• Assist in the development and coordination of project specifications
• Solicit, review, and level subcontractor and supplier bids
• Prepare budgets, cost breakdowns, and value-engineering options
• Negotiate pricing and terms with vendors and trade partners
• Issue purchase orders and track materials to ensure timely delivery
• Work closely with project managers, designers, and field teams to align costs with project goals
• Monitor actual costs against estimates and adjust projections for future work

Qualifications

• Minimum 5 years of residential construction estimating and/or purchasing experience
• Experience contributing to or writing project specifications
• Strong knowledge of construction materials, methods, and local building codes
• Proficiency with estimating and takeoff tools (Buildertrend, Excel, or similar platforms)
• Ability to read and interpret architectural and technical documents
• Strong communication, negotiation, and organizational skills

Preferred

• Experience with high-end custom homes or luxury residential projects
• Experience in design-build environments is a plus
